Garage Floor Concrete in Gloucester County, NJ
Garage concrete faces tire loads, oil, wet vehicles and salt brought home from winter roads. Before choosing a coating or a new slab, determine whether the problem is surface wear, moisture, settlement or a combination of those conditions.

01
Record the existing problems
- Dropped panels or gaps near the overhead door.
- Flaking and pitted areas where vehicles shed salty slush.
- Open cracks, vertical offsets or deteriorated slab edges.
- Water collecting against walls or at the house entrance.
02
Separate cosmetic wear from slab failure
A stable slab may be suitable for repair or a properly specified coating after moisture and adhesion checks. A coating cannot lift settled concrete or reliably bridge active movement; major displacement or incorrect elevations may make slab replacement the more appropriate scope.

03
Coordinate demolition, elevations and curing
Determine whether the floor is independent of the building foundations before removal. The replacement plan should cover base correction, any required vapor retarder, slab reinforcement, joints and the transition at the garage door. Drainage and finish must suit the garage design, and vehicles stay out until the concrete is released for that load.
04
Budget beyond the visible floor area
A preliminary allowance for ordinary garage slab tear-out and replacement is around $14–$24 per square foot. Hand demolition, foundation protection, moisture control, drains, apron work and later coatings can increase the price and should be identified separately.
